LAB undertook design and project management services on behalf of RK Brine.. The 308 square meter block is located just a short walk from the beach.

The design is understated and clean, with a modern aesthetic. The materials used are all durable and able to withstand the harsh ocean environment. Glazed brick, exposed concrete, galvanized steel, and cemintel were all used in the construction.

The home was designed around passive environmental principles. The living spaces are oriented north to maximize natural light and heat. The top level of the home serves as an apartment for the owner, while the ground floor is divided into a garage, an independent apartment for visitors and family, and an additional bedroom with ensuite.

The ground floor entry is located on the side of the home, which allows for maximum use of the small block. The entryway leads to a courtyard, past the blue glazed bricks, and into a large front door. The concrete blocks of the lift core were left exposed, as they were beautifully laid by Hannah Brick Services. The owners can walk past the lift core and out to the rear setback, where they will find an outdoor shower and access to the laundry.

The ground floor garage is large enough to fit two cars and a boat. The front of the house on the ground floor also serves as an independent apartment for visitors and family. The rear of the downstairs has an additional bedroom with ensuite.

The upstairs apartment is where the owners will spend most of their time. The living spaces face north and overlook a large alfresco balcony with a depth of 3.80 meters. The balcony is perfect for entertaining guests or simply relaxing and enjoying the views of the ocean.
